Once we have the client vision, and our scope, some projects will have a conceptual site plan, that is overlayed and compared to an outline for a process that compliments this from re-designation, we discuss with the local area authority, as we review the use and the local Area Structure Plan (ASP) or Concept Plan, we have can complete our own investigative Topographical Survey, as each project has a variation of services, that can be outlined in a design brief memorandum that is directed to this project and extracts pertainent to this site, or at times just a servicing report is required, or a capacity report,  with conceptual plan, at times we have to bring in a biologist for plant, wildlife and assortment of studies, Traffic Impact Assessment, fire flow analsysis, potable water servicesing, and a roadway, based on a geotechnical report and slope anlaysis (if applicable),  then at times a hydrogeologist, this comes to a drainage plan that turns into a  storm water managment plan,  sanitary or septic is looked at, these can be complimited by a lift station if required, once we have these working together, we start on the detailed design drawings, from this we apply for development Permit, and provide contract documents along with specifications, and we can collect price from contractors or tender, we then make recommendations to the client for award, and provide CCDC contracts for siganture with the client, contractor, conducting the contract adminstratoin, payment recommendations and inspections we then provide CCC and FAC.
